Maintenance for holiday rentals

The problem isn't that a blind breaks. The problem is that it breaks on Thursday, guests arrive on Saturday, and the supplier tells you they can come "next week".

I work to the changeover date, not to availability.

Maintenance for holiday rental managers

How it works with a manager

Reserved slots on changeover days. Fridays and Mondays are the critical days in this business. They are agreed in advance and blocked out in the diary.

Your guests can call me directly. In Spanish and English. You decide whether to be the only point of contact or to give them my number: for many issues, sorting it out without a middleman saves two hours.

A report per job, with photos. What was done, what it cost and how it turned out. Useful for your records and to account for it to the owner.

A consolidated monthly invoice. One invoice a month itemised per property, not one per job.

An agreed rate in writing. The price of each job and what is billed separately. No surprises and no renegotiating each time.

What I handle

Plumbing, electrics and lighting, ceiling fan installation, furniture assembly, kitchens, wall mounting, blinds, mosquito screens and awnings, and changing locks between tenants.

For pre-season prep, the usual is a full check before the first bookings: closures, drains and the list of small defects left by the previous summer.

Area and capacity

Javea, Benitachell, Moraira, Teulada, Gata de Gorgos and Denia.

I'm one person, and that is an advantage in quality and a limit in volume. I take on a limited number of managers per season, precisely so I can meet the changeover dates we agree. I'd rather tell you no than let you down in August.

Paperwork

I hold public liability insurance and the certificates of being up to date with the tax office and Social Security for supplier registration. I send them at first contact, without you having to ask.
